Measuring Tape
A measuring tape is the easiest for the job since it is flexible and long enough for measuring the inseam.
A generic 12 inch ruler will suffice as well, but the measuring tape is highly recommended to minimize inaccuracies.

Measuring Guide
I like to include a “measuring guide” in with my auctions and sales posts.
This way the buyer knows where I took the measurements listed in my posting.

I take 7 measurements in total. This way the buyer is sure of what they are getting.
These are generally the measurements that I’ve seen asked for the most.

1.Waist with Dip

Jeans have a “natural dip” that occurs when you just pick them up and place them down.
I would read this measurement as 14 in.
2.Waist Aligned

Align the waistbands of the front and back.
This measurement is generally more accurate than the waist with dip.
I would read this measurement as 15 in.
3. Front Rise

Front Rise is measured from the seam at the crotch to the top of the waistband.
I would read this measurement as 7 1/2 in.
4. Thigh out from crotch

This measurement is taken from that same seam at the crotch out to the hip.
I include all the material and this is NOT a measurement from seam to seam.
I would read this measurement as 10 1/8 in.
5. Hips at base of zipper

Take this measurement from fabric edge to fabric edge , not seam to seam.
I align the bottom of the tape at the base of the zipper stitching.
I would read this measurement as 17 in.
6. Inseam

Start at the crotch seam and measure down to the hem.
I would read this measurement as 34 1/2 in.(very tiny)
7. Hem Opening

Measure from fabric edge to fabric edge.
I would read this measurement as 5 1/2 in.

Sellers will use different methods to measure so please always ask for clarification if you are not sure of fit.
